Residents are encouraged to park their vehicles in their driveway or garage. Parking street side impedes traffic flow, is an inconvenience to county vehicles, and detracts from the appearance of the community. If a resident needs parking space, they should consider emptying out their garage.
When necessary to park a vehicle street side, please remember:
- Do not park on the grass—Tires damage grass and sprinkler heads.
- Do not block your neighbors’ access to their driveway.
- Do not park in a neighbor’s driveway or in the driveway of a vacant home.
- Park only on one side of the street: either the odd side or the even side, depending on the month.
- Remove vehicle from the street between 12 midnight and 6 am to avoid being subject to ticketing, booting, and towing by security
- If there is a sidewalk in front of your home, do not block it. Park you cars side by side in your driveway, in your garage, or sideways at the end of your driveway, between the sidewalk and the road–without blocking the sidewalk. If homeowner owns four cars–and the garage is not usable–the sidewalk may be blocked between 10:00 pm and 6:00 am ONLY. At other times, the fourth car must be parked on the street. Children walking to the bus stop, senior citizens, and other pedestrians are not expected to walk in the roadway to accommodate a homeowner’s parking problems.
To accommodate short-term parking problems for the vehicles of visiting friends and relatives, residents can secure a Pool Parking Pass at the main gate, properly fill it out, and turn into the guard. The approved pass must be placed on the dashboard in plain view for the evening guard. Overnight pool parking is FOR ONE NIGHT ONLY–and is only allowed between 9:00pm–8:00am. If a resident needs to use the lot for an additional night, another form must be filled out and turned into the gate daily. The lot is patrolled by security guards. Illegally-parked vehicles are subject to towing.
Residents cannot park their vehicles at the pool overnight, unless their driveway is undergoing repairs and they have properly-secured a Pool Parking Pass for each vehicle. The pool parking lot is not a parking solution for residents with 5 or 6 cars and nowhere to park them.
Commercial vehicles (movers, repairmen, lawn services, etc) are only allowed to park on site when contracted for repairs and other services by residents. These vehicles cannot park on site overnight and must be gone from the community by 6:00 pm unless clearance to remain longer has been granted by security.

Construction dumpsters, dumpster bags, and PODS-style moving containers with no wheels may be temporarily placed in a homeowner’s driveway, but an ACB form must be completed, and approval secured, before placing the container or dumpster. Unless advised otherwise, such containers may only be left on site for a maximum of 3 business days. Allowable containers are limited to POD-style containers from moving companies only. No containers with wheels or trailers with wheels may be spotted overnight in Meadow Lakes. Homeowners/Contractors are urged to plan ahead, prior to spotting the container or dumpster, to have it “loaded and gone” within 3 business days. Failure to timely remove the container or chassis will subject the homeowner to a daily $250 fine, until removed. Homeowners are urged to remind their contractor, that any damages to the roadways, caused by the delivering truck, dumpster, dumpster bags, or PODS-style container, will be repaired by the HOA and billed back to the homeowner. If a contractor expects to lower “outriggers” to support his truck, heavy planks should be placed between the outrigger and the pavement.
Driveway widening in Meadow Lakes is limited to 20″ on either side. Residents are encouraged (but not required) to hire a licensed contractor to do the work. If concrete is poured or a mosaic finish is applied, the surface must match the driveway’s finish and color. If paving stones are used, they should be securely installed on a bed of gravel for stability. The purpose of the project must be limited to assisting residents, while entering or exiting vehicles–not for adding additional parking space. ACB approval is mandatory, with project accurately depicted and approved, prior to construction. Widening must not extend past sidewalk and must end at least 10′ from the roadway, if no sidewalk is present.
